FSM Engineering has provided full-service consulting engineering for construction projects since February 2010. Our project experience is vast and stretches across all of Florida, Georgia, and Alabama.

WHO WE ARE:

FSM Engineering, LLC is an MEP consulting firm in business for over 15 years. In that time we have created a network of clients and projects on a wide scale.

The firm has a main office located in Tallahassee Florida and has remote work locations in Gainesville and Palm Bay. This allows us to reach across the state to accommodate our clients and projects.

The company focuses on HVAC, Electrical, Plumbing, and Fire Protection systems design and consultation for construction projects. Since inception, we have honed our workflow from the MEP consulting engineering world and is the collective knowledge of our principal, designers, contractor networks, architectural clients, and manufacturer contacts. This has allowed FSM Engineering to bring to fruition many successful projects since our inception. During that time, we have been involved in many projects of varying budgets. From 100-Million-dollar manufacturing facilities, to 50-million-dollar fire departments all the way down to simple stand-alone facilities on golf courses and state parks. We take on all types of work.

We have come to understand the needs of our clients and focus on completing projects on time and under budget.

Project Experience

Danfoss

Turbocor and Applications Development Center

FSM Engineering has been the preferred engineering team since 2015.
We have been involved in every construction project for this international manufacturing companies’ local campus located in innovation park in Tallahassee, Florida.

The phased projects included:

  • The addition of approximately 45,000 SF which included psychometric testing facilities, central utility plant with water cooled magnetic levitation chillers, self-sensing pumps, and a variable flow cooling tower.
  • Renovation of the existing research and development wing. This added additional capacity to the existing central utility plant in the form of 100% OA units, moving their large chiller test rig indoors, and expanding it by two bays. Additionally, provisions for the machine shop with proper electrical and HVAC distribution.
  • Addition of approximately 30,000 SF of administrative and office space paralleled with the renovation of approximately 20,000 SF of existing administration space. The new building added a new air-cooled chiller with mag lev compressor, fan coil units for service to each main office zone, several energy recovery ventilators 100% outside air units for decoupling of the latent and sensible heat in the space.
  • Installation of refrigerant purge systems and controls to the existing psychometric test chambers within the ADC. The system needed design and commissioning.
  • Brand new 140,000 SF Manufacturing facility with carbon neutral goals, high tech cooling and heating systems with all electrical system architecture, low pressure drops, process cooling, and large DOAS units.
FSM Engineering continuously provides engineering consulting services to Danfoss. The organization considered us the preferred resource for anything related to HVAC, Plumbing, Electrical and Fire Protection. We have performed additional tasks such as life cycle cost analyses, energy calculations and cost estimates for the Denmark office to ensure they received the best results.

Bryant Building

Boiler/Chiller Repalcement

FSM Engineering was hired as the Prime Consultant for this project with CSI contracting acting as Construction Manager for the work. The project consists of the replacement of antiquated equipment at the Bryant building in Tallahassee Florida. The building houses the offices for the Florida Wildlife Commission (FWC) and their divisions. The equipment consisted of hydronic systems for heating and cooling the building. A water-cooled chiller with acoustic housing utilizing well water for its heat rejection, two constant volume pumps, and piping. The boiler was a diesel, oil fired, tank water heater. It was many years old and was covered in asbestos insulation.

The space had no refrigerant purge system in place which caused a life safety issue, FWC was unaware of this and was consulted on the need to add this system when the renovation occurred. The mechanical room is surrounded by office space and the sound criteria of the system is critical as to not cause a nuisance. FSMe performed sound analysis on 4 different chiller selections by calculating a normalized A weighted sound power calculation. This allowed us to determine which system had the best sound data, fit in the space, and was within the budget. The new equipment design included additional sound attenuation options as well as the requirement to renovate the existing sound enclosure for reuse. This provided double the sound measures that were originally in place. A full set of construction documents were provided to the owner for bidding. The project is currently in the submittal phase and will be under construction soon.

As the design progressed, FSM Engineering hired and consulted with the Civil engineering firm Jim Stidham and Associates Inc to assist with the existing underground diesel tank since the new boilers would be natural gas. It was found during this process that there had been a leak in and around the underground tank. FSMe worked with DEP, JSA and DMS to produce the required DEP testing to delineate the area of contamination. JSA then attained quarterly testing reports through sampling wells to show that the levels and delineation of the contamination were not propagating further. A favorable outcome came from the testing and no additional legal actions were required on the lease agreement for the facility. Specs were provided for proper remediation.

Reudiger Elementary School – Tallahassee, Florida, 2015, HVAC and Plumbing Systems design for cafeteria expansion, campus wide unit replacement in all classrooms went to gas heat with ERV to use bard units which had high ventilation requirements.

Teen Challenge – Walton County, Florida, 2015, HVAC and Plumbing Systems for welding shop, auto mechanic shop, graphic design studio and associated classrooms.

Hartsfield Elementary School Kitchen Renovation— Tallahassee, FL, 2007, HVAC and plumbing systems design for the school’s kitchen renovation.

Lively Building 2 Classroom Renovation – Tallahassee, FL, 2010, Second floor renovation of classrooms and upgrades to HVAC fan coil units. Project schedule was critical and required accelerated design and build services to complete over summer. The schedule was met. Total mechanical cost of renovation: $110,000.

Lively Building 10 – Auto Mechanic Shop Renovation – Tallahassee, FL, 2010, expansion of computer lab and renovation of classroom and mechanic shop for the automotive program. Total Mechanical cost of renovation: $35,000.

Nims Middle School Campus Upgrades — Tallahassee, FL, 2009, HVAC systems design for upgrades and renovations to entire middle school campus (approximately 60,000 SF) including classrooms, kitchen renovation, and gymnasium.

Taylor County Middle School HVAC Renovation —Taylor County, FL, 2008, Responsible for HVAC systems design for upgrades to campus wide upgrades (approximately 40,000 SF). Ultra-high efficiency VRV systems were selected for optimum control and energy efficiency.

Holy Comforter —Classroom Building #8- Tallahassee, FL, 2008, Responsible for HVAC systems design for a new (approximately 8,000 SF) 2-story classroom building and server room.

Holy Comforter —STEM Classroom Building – Tallahassee, FL, 2012, Responsible for HVAC systems design for a new 2-story classroom building and server room.

Oak Ridge Elementary HVAC Renovation – Tallahassee, FL, 2012, Full HVAC renovation of classrooms from full Fan Coil unit service to modular central station AHU’s with VAV control. Project schedule was critical and required accelerated design and build services to complete over summer. The schedule was met.

Franklin Co School Gymnasium – Franklin County, FL, 2012 New Construction of a Gymnasium. Space included classroom spaces, offices, restrooms and a full sized basketball gymnasium intended for multipurpose events.

Lively VoTech Automotive Program Renovation – Tallahassee, FL, 2010 – 2011, Provide design-build services for renovation for the auto mechanic training program. Included installation of a new automotive exhaust capture system and repairs for existing automotive exhaust capture system. HVAC upgrades for new computer lab and classrooms. Construction cost: $150,000

Wakulla County High School Guidance – Wakulla, FL, 2013, Renovation to the guidance office for Wakulla Co High School. Provided new HVAC Split Systems.
Liberty County Field House – Liberty Co, FL, 2013, New Construction, Locker rooms and restrooms. Provided indoor environmental control complete with exhaust and air conditioning.

Parkway East Lobby Renovation – Tallahassee, FL, 2014- 2015, Redesign of lobby entrance. Provided HVAC and Plumbing Design which included new split system units and duct routing/space zoning, multiple fire rated penetrations, new restroom configurations.

Florida Autism Centers – Clearwater, Lutz, Tampa, Jacksonville, Orange Park, Clermont, Viera, Apopka, Mt Dora, Ft Myers – We were the sole provider for engineering services for the treatment centers located in over half a dozen different cities in Florida between 2016 and 2017.

Tallahassee Memorial Healthcare Administration Build-out – Tallahassee, FL 2017 – ~24,000 SF buildout of office support space for healthcare management.

Tallahassee Pulmonary Clinic – Tallahassee, FL, 2017 – 18,700 SF renovation of the old VA clinic into patient rooms and admin space.

Bannerman Health Clinic -Tallahassee, FL, 2015, Responsible for HVAC and Plumbing systems design for a new multi-use health clinic in Bannerman Crossing for CRMC.

Fort Walton Nursing Home -Fort Walton, Fl, 2013, Responsible for HVAC and Plumbing systems design for a new expansion wing including 17 new beds, physical therapy services and office space.

Tallahassee Development Center – Tallahassee, FL, 2012, Renovation and upgrades for 4 assisted living residential buildings and one administration building.

Comprehensive Emergency Services Center – Tallahassee, FL, 2014, New Construction of ~37,000 SF of homeless shelter complete with full service kitchen, male and female dorm rooms totaling 40 beds, office space, tuberculosis containment, “Hot Room” for bed bug control. Campus utilized packaged rooftop units with gas packs, split systems with hydronic heating coils, heating hot water provided by a condensing boiler.

Tallahassee City Hall ADA Upgrades – Tallahassee, FL 2017 – Renovation to all the restrooms to provide new fixtures and ADA access to all floors, also conversion of copy room to ADA unisex restroom, added restrooms for the gym with showers.
Franklin County Public Defender’s Office – Franklin Co, FL 2017 – Renovation office space to allow for more appropriate space usage for the county lawyers.

Carrabelle City Hall – Carrabelle, FL 2017 – Full design of the city hall, complete with meeting space, police department, evidence locker. Sea coast protection.
Leon County Library, Lake Jackson Branch – Tallahassee, FL, 2010, Renovation of a retail center for ~12,000 SF public library. HVAC systems included a chiller and zoned fan coil units with electric re-heat. Services included MEP design and construction administration. Project Cost $2 Million.

County TDC Maintenance Building – Grayton Beach, FL ,2007-2008, HVAC and Plumbing design For construction of a new 7500 s.f. building including 4 vehicle bays and a wash bay. Construction Cost: $1 Million

City of Tallahassee, Air Traffic Control Tower HVAC – Tallahassee, FL, 2014, Design Build Project that was won through a bid process. Renovation of the existing HVAC system from large Split Systems into hydronic chilled water. Facility needed to stay operational 24/7 and work had to be done over night. Included redundant chillers and fan coils up in the critical tower space. New VAV zoning was provided.

FSU Toddler Care Center – Tallahassee, FL – 2017 – Addition to the FSU Childcare Center consisting of approximately 8,700-s.f. including daycare classrooms, an indoor play area, teachers’ lounge, kitchen, com room, and support spaces such as mechanical, restrooms, and corridors.

FSU Softball Soccer Locker Room Renovation – Tallahassee, FL, 2015, FSU project for the renovations and upgrades to the Soccer and Softball Locker rooms. Project Included renovated restrooms, changed HVAC, addition of Exhaust fans with control for smelly rooms.

Governor’s Mansion HVAC Replacement – Tallahassee, FL, 2015, Prime for Design and CA for DMS project for the replacement and upgrades to the governor’s mansions HVAC units. Project Cost: $80,000

Collins Building Ground Floor South End AHU Replacement – Tallahassee, FL, 2015, Prime for Replacement of 4 hydronic cooling, steam heating air handing units serving approximately 17,000 SF of office space. Install two new hydronic cooling units with fan wall and VAV capabilities. VAV units installed within the space to provide better zone control. Steam to heating hot water heat exchanger installed to utilize campus steam for heating, sized for future needs. Project Cost: $1,000,000.

Twin Towers DEP Lab Complex Boiler Replacement – Tallahassee, FL, 2013, Prime for Design and CA for DMS project for the replacement and controls upgrades to the buildings boiler plan, new units were two 2,500 MBH condensing boilers. Project Cost: $120,000

Twin Towers DEP Lab Complex 100% OA AHU-1 Renovations – Tallahassee FL, 2014, Prime for the complete renovation to an existing 50,000 CFM 100% OA Hydronic Air Handling unit including new coils, fan, controls, pipe connections, casing refurbishing etc. The unit was critical to the operation of the existing labs and had to stay functional the entire time during construction. Project cost: $500,000.

Twin Towers DEP Lab Complex Re-Roofing – Tallahassee, FL, 2013, Replace the facilities roof and demolish unused mechanical penthouse and equipment including chillers, pumps, piping, and cooling towers. Provide new HVAC Split System.

FDLE Fusion Center Renovation – Tallahassee, FL, 2013, Interior renovations of ~7,500 SF of office space and conference room. Included modifications to HVAC, Lighting and electrical systems.

Northwest Florida Water Management District Server Room Renovation – Havana, FL, 2012, The project renovated interior office space to create the department’s data center. Upgrades included specialized HVAC system for equipment cooling, plumbing, electrical systems upgrades including standby generator, gas storage and piping for generator, and modifications to interior building components.

FAMU Facility Clubhouse – Tallahassee, FL, 2013, Renovation of the faculty clubhouse. This project is included to show our firms ability to respond quickly. Mechanical systems engineering was not included in this project. However, upon investigations late in the design process, it was discovered that the mechanical systems were in very poor condition. Upon engaging Modern PE, site investigation and construction documents were developed in less than one week.

Holland Building ADA – Tallahassee FL, 2014, Renovations and ADA upgrades to each floor of the Holland building public restrooms, predominantly a plumbing project, focused on accessibility and converting the floor mounted fixtures to wall mounted, Minimal HVAC.
